Development
With a large client base in and around the cities, towns and villages of North West England, we have gained considerable experience in the promotion of land for development.
Whether land is ‘greenfield’ or ‘brownfield’, and its prospects for development are short, medium or longer term, we can advise on appropriate ways of safeguarding, promoting and releasing its development potential and value.
Development Options, Promotion Agreements or Conditional Contracts can have an important role to play and so we can provide a comprehensive service from the negotiation of heads of terms, to the monitoring of the developer’s performance through the planning process, to the determination of market value, or the best marketing strategy, following the grant of planning permission. Where potential development sites involve a number of different landowners, we have a particular expertise in setting up and operating Consortium Agreements.
Many of the same issues arise where a landowner wishes to exploit mineral or aggregate reserves (e.g. sand, gravel, coal, brickclay) or a landfill opportunity. We can similarly advise on and negotiate Prospecting Licences, Options and Royalty Leases etc with Mineral and Landfill Operators.
