Review of the North West Rural Property Market
The demand for rural property in
the north west of England remains strong.
In
the residential sector there is good demand for all types
of rural property with purchasers particularly keen on barn
conversions. These are becoming more and more difficult to
obtain planning permission for as highlighted in the article
by Simon Mair on residential barn conversions in the North
West on this website.
There continues to be good demand for equestrian properties
particularly where there is a strong residential element.
So far as the agricultural land sector is concerned, there
is a good deal of uncertainty so far as the CAP Mid Term Review
(MTR) is concerned and vendors and purchasers alike are proceeding
with caution until such time as the impact of the mid term
review is clear. These issues surrounding the MTR are addressed

The development sector is again proving to be an area of strong
demand influenced by the changes in planning policy outlined
by Planning Policy Guidance Note Three, and the Regional Planning
Guidance for the North West with greenfield and infill development
opportunities becoming scarcer.
